The mortgagee directed the mineral lessees to perform specific workovers and completions on other properties collateralized in the mortgage. The mortgagee controlled the mineral lessees’ ability to alienate their interest in the Lease by requiring the mineral lessees to obtain the mortgagee’s written consent to release the Lease. [15]
